BY-LAWS

A brief guide ...

​All residents and owners are encouraged to familiarise themselves with the full set of BY-LAWS governing ownership and occupancy at Macleay Tower & Villas – these BY-LAWS are available to read anytime, via MYBOS.

Please note...

This guide is a simplified overview and reference prepared in good faith to help you live harmoniously with your neighbours. It is NOT a legal document and shouldn’t be relied upon in formal discussions with the Body Corporate or Building Manager. For full legal details, always refer to the full set of BY-LAWS via the MYBOS portal or consult the Building Manager.

Air conditioning

  • You MUST NOT interfere with the buildings central water-cooled air-conditioning system

  • You may adjust temperatures inside your lot

  • You MUST NOT install external units on your balconies

  • Body Corporate written approval is required to replace your lot air-conditioning system (refer to the MTV Lot Air Conditioning Replacement Specification for details)

Balconies & washing

  • NO hanging laundry or storing bikes on balconies

  • Outdoor furniture and plants are welcome

  • Refer to the BY-LAWS for aerial and fixture rules

Balcony water control

  • DO NOT allow water to drain from balconies when watering plants – please use trays or controlled watering methods

Basement power points

  • You may install a power point in your car space with Body Corporate written approval

  • EV charging is available – installation costs are the owner’s responsibility (refer to the EV Specification for details)

Basement storage

  • Approved metal storage units may be installed with Body Corporate written approval (refer to the Basement Storage Unit Specification for details)

  • Units must allow airflow and be raised off the floor

  • Clearance is essential for ventilation and cleaning access

Blinds, awnings & curtains

  • Shutters and curtains MUST meet building specifications and require Body Corporate written approval prior to installing or changing (refer to the Shutter Specification for details)

Common property

  • Common areas (everything outside your lot front door) must not be altered or damaged

  • For questions about balconies or shared spaces, please contact the Building Manager

Fire alarms

  • False alarms trigger a mandatory Fire Brigade response (and a fee will be invoiced by the Queensland Fire and Rescue Service (QFRS) to you)

  • Avoid smoke from cooking, sanding or carpet work

  • NEVER hang items from sprinkler heads

  • Ensure you are familiar with the MTV Fire Safety Emergency Evacuation procedures available in MYBOS

Insurance

  • Please DO NOT do anything that could void the building’s insurance

  • Ensure your own contents, inside your lot door, is covered and include if necessary, people who may be carrying on work on your behalf where relevant

  • For guidance, please contact the Building Manager

Noise

  • Everyone who lives at Macleay Tower & Villas is entitled to peaceful enjoyment

  • Please keep music, parties and general noise to respectful levels – especially during evenings

Pets

  • Pets require Body Corporate written approval prior to being on site

Pool, gym & library

  • Facilities are open daily 6am – 9pm

  • NO food, glass or disruptive behaviour

  • Children must be supervised

  • Respect shared spaces and read posted rules

Removals & deliveries

  • Moves MUST occur between Monday – Friday, 9am – 5pm

  • Book lift access in advance with the Building Manager via MYBOS

  • Lift and floor protective covers must be installed prior to the commencement of your move

  • You are responsible for restoring the lift to its original condition

Renovations & repairs

  • Work is permitted Monday – Friday, 9am – 5pm only

  • NO work is to be carried out on public holidays

  • Refer to the Lot Improvement Application process for approvals and contractor access

Vehicles & parking

  • Park only in your lot’s designated basement car park space

  • Visitor parking is strictly for guests – resident use is prohibited (breaches may result in towing at the owner’s expense)

  • NO modifications (e.g. shelving or storage units) are allowed to car park spaces without Body Corporate written approval

  • Refer to the BY-LAWS for storage unit criteria

Waste & recycling

  • Use rubbish chutes located on each tower level for disposal of your rubbish ensuring waste is securely contained in a bag or wrapped

  • Avoid noisy disposal during early or late hours

  • Small recycling bins are available on each level floor (large recycling items are to be taken to the bins in the visitor car park)

  • Macleay Tower & Villas participates in the 'Containers for Change' program – please leave eligible drink containers in the small recycling bins near the rubbish chute

Windows & glass

  • You are responsible for keeping all glass in your lot clean, safe and well-maintained
