SMOKE DETECTORS, SPRINKLERS & EMERGENCY EVACUATION

Smoke detectors

Smoke detectors are installed in all lots (apartments) and common areas
-
The smoke detectors are linked to the building’s Fire Panel
-
If a smoke detector is triggered, the Queensland Fire and Rescue Service (QFRS) is automatically notified and it is mandatory for them to attend immediately
-
Always close balcony doors when using BBQs to prevent smoke from triggering alarms
-
False fire alarms (e.g. from cooking smoke, bug bombs or dust) incur a QFRS call-out fee which will be charged to the Lot Owner / Occupier
Sprinklers

Sprinklers are located in every room
-
DO NOT touch or hang anything from the spinklers
-
Damage to a sprinkler will cause flooding and trigger an emergency response
-
False fire alarms incur a QFRS call-out fee which will be charged to the Lot Owner / Occupier
EMERGENCY EVACUATION
Please read this now – don’t wait until it’s too late!
Be informed

Know the location of your Emergency Assembly Area

Review the full Emergency Evacuation Plan on MYBOS

If someone in your lot requires assistance during an evacuation, register their details with the Building Manager so QFRS can access this information during emergencies
Fire alarm sequence
-
Starts with an alert tone, followed by an evacuation tone (woop woop tone)
-
Initially the sounds are on the affected level, plus one level below and two levels above
-
If NOT deemed a false alarm, the evacuation tone will cascade through the building in timed stages
-
Evacuate immediately when you hear the evacuation tone on your level, via the fire stairs and proceed to the Assembly Area
Use the fire stairs
-
DO NOT use lifts during a fire alarm – use the fire stairs and hold the handrail
-
DO NOT wear high heels – opt for safe footwear
-
Leave belongings behind – even small items can cause serious accidents

Once inside the stairwell, the door will close behind you
-
You will have clean air for up to 90 minutes
-
Proceed calmly to the ground floor, exit the building and proceed to the Emergency Assembly Area
Assisting residents with disabilities
-
Help the resident into the fire stairwell
-
Do not attempt to carry the resident down yourself (the QFRS is trained and equipped to assist the resident to safely evacuate)
-
Proceed to ground level and inform the QFRS of the resident's location
