LOT IMPROVEMENTS

Thinking of upgrading or renovating your apartment (lot)?

 Key considerations 

 BEFORE you start! 

Before making any changes to your lot, please discuss your plans with the Building Manager who will assist you to understand which BY-LAWS apply and whether you need formal approval from the Body Corporate.

Improvements MUST COMPLY with all relevant BY-LAWS!

EXAMPLES:

Curtains

  • Colour and design MUST be approved to maintain building consistency

Hard flooring

  • Any flooring (other than carpet) requires acoustic certification

Air conditioning

  • Replacement units MUST comply with air conditioner replacement specifications

External shutters

  • MUST meet approved specifications

Basement storage units

  • MUST meet approved specifications

Basement power supply / EV charging

  • MUST meet approved EV specifications

  • MUST include an NMI Pattern Approved meter

  • EV chargers limited to single-phase, 15 amps

Responsibility & compliance

  • All costs (installation, maintenance, repairs) are the lot owner's responsibility

  • Improvements must be completed by qualified tradespeople

  • Owners must indemnify the Body Corporate against any damage to common property

  • All works must comply with statutory regulations and building BY-LAWS

Work hours & site conduct

  • All work must be carried out between Monday to Friday, 9am – 5pm

  • NO work on weekends or public holidays

  • Contractors MUST avoid creating noise, dust or disruption to other residents

  • Movement of materials MUST be coordinated with the Building Manager to protect lifts and common areas

  • All waste and debris MUST be removed – NO dumping in common areas or rubbish chutes

If your improvement affects your exclusive use area and costs over $3,000, it must be approved by a Body Corporate General Meeting motion – not just the Committee!

  • To book a lift for exclusive use during works, download the Lift Booking Form in MYBOS

  • Email your completed Lift Booking Form to the Building Manager
